Project Manager/Estimator

Accountable to: President

Responsible for: Project Administration/ Cost Control/ Estimating

Primary Responsibilities

Estimating
  • Prepare and update project cost estimates and follow up on all estimates to try and sell project.
  • Perform value engineering analysis (in cooperation w/Architectural staff)
  • Manage subcontractor selection and project bidding
  • Exercise independent and thorough judgment in the proper evaluation of vendor bids.
  • Author, issue and administer construction contracts
  • Author, issue and administer construction subcontracts per company standards
  • Complete New Project Info Sheet and Hold Project Handoff Meeting with General Superintendent, Project Superintendent, and Estimator to ensure complete understanding of job cost breakdown, project goals, and schedule milestones.
Cost Control
  • Develop and maintain a detailed job cost breakdown with units of productivity and thorough labor breakdown
  • Perform project purchasing to reduce or maintain budget goals
  • Perform and analyze project cost control and review on site weekly with project superintendent
  • Provide superintendent and general superintendent with updated man hour report and productivity report monthly to ensure budgets are met.
  • Estimate, produce, and issue request for changes per company policy.
  • Manage and follow up on contract changes and change orders to ensure timely payment
  • Review and approve project payables and that AS BUILT drawings are being completed monthly by all subcontractors.
  • Prepare and manage project applications for payment
Schedule
  • Produce, maintain, and update monthly overall project schedules in conjunction with Superintendent
  • Review Superintendent Three Week Look Ahead Report for project schedule conformance and to ensure the subcontractors, tools, and materials are available to complete the work.
  • Facilitate bi-weekly subcontractor coordination meetings and provide meeting minutes to all involved with project
  • Facilitate weekly project status meeting (Schedule/Issues) with Project Superintendent and report issues
  • Complete monthly project safety audit with Project Superintendent
  • Review all project schedules and Job Costs with President on a monthly basis
Document Control & Project Closeout
  • Assemble and maintain complete project records and close-out documents
  • Maintain and manage submittal log and RFI log to ensure timely answers in conformance with project schedule. All submittals to be submitted within 4 weeks of contract award or sooner if required.
  • Perform project punch-list inspection(s), in coordination with superintendent and architect, and issue punch lists to all relevant subcontractors and manage for timely completion.
  • Attend project review meeting to discuss project issues, costs, and schedule for better performance on next project
  • Manage completed project warranty issues
  • Interface with the owner on all projects assigned and stay in contact with past clients for repeat work

Secondary Responsibilities

  • Assist with construction project sales presentations and procurement
  • Enforce field compliance with the company Safety Program and other relevant policies
  • Perform ongoing field inspection and stay involved with company TQM/QC Program
  • Comply with company Toolwatch and Equipment Management system.
  • Perform additional responsibilities as issued by President and upper management

Position Requirements

  • A minimum 4-year Bachelor’s degree in construction management, architecture or engineering from an accredited institution or equivalent combinations of technical training and/or related experience
  • A minimum of 30 hour OSHA training
  • Thorough knowledge of all aspects of construction, (technology, equipment, methods, etc.)
  • Understanding of efficient construction sequencing and scheduling
  • Competency in computer software used for project administration (Computerease)
  • Strong background in construction processes and administration
  • Competency in project estimating, value engineering and cost accounting
  • Excellent organizational, supervisory and decision making/problem solving skills
  • The ability to direct and motivate a team towards a common goal
